A Woodbridge Real Estate Agent Who Tells You What's Worth Fixing

We help you sell a house with clear advice on which fixes earn back their cost and which ones to leave alone. We also guide inherited and probate sales, divorce sales and buyers in Woodbridge, Lodi and Elk Grove. Meet us at our office, or talk it through by phone or video.

How We Can Help

Most of what we do is home selling: setting a price, getting the house ready for buyers, marketing it and guiding the offer you accept through escrow. Inherited and probate houses are a big part of our work too, since court approvals and a lifetime of belongings can stretch the timeline. For divorce home sales, we give both spouses the same clear numbers. And if you are buying, our home buying help covers the search, the offer and the inspection period.

About Our Office

We are a real estate office based in Woodbridge, working with sellers and buyers across the surrounding area. Many of the people we help are not on a simple timeline. They have inherited a parent's house, are going through a divorce, or are buying for the first time after years of renting.

What sets our approach apart is simple. We would rather you spend a weekend on small fixes that pay off than a season on a remodel that does not. When replacing something truly makes sense, we explain why in plain numbers. Then the decision is yours.

Why Sellers Work With Us

A sale goes better when the advice leading up to it is honest. Here is how we work with you.

Repair first, when it makes sense

If a leaking valve, a sticking slider or a few cracked roof tiles would put buyers off, we will tell you to fix them. They are small jobs, and buyers notice them. If the roof or the AC system is near the end of its life, we will explain why replacing it ahead of a sale often does not pay back, and how to price and disclose it instead.

Numbers in writing first

You get a written estimate of what you would walk away with after commission, closing costs and any fixes you choose. We update it as offers come in, so the closing statement holds no surprises.

Calm help with hard sales

Probate and divorce sales come with paperwork, deadlines and feelings. We explain each step in plain words, keep everyone who needs to sign informed, and stay patient when decisions take time.

The same person start to finish

The agent you speak with on the first call is the one who works on your sale through closing. You will not be handed off and asked to explain everything again.

Meetings that fit your week

Come to our office, or meet by phone or video. Sellers who live out of the area, and heirs spread across several states, can handle most of the sale without travel.

What Shapes Your Price and What You Keep

Every sale has two figures worth watching: the price a buyer agrees to and the amount left for you at closing. Several things push those figures up or down. We walk through each of them with you while we settle on an asking price.

Prior to signing anything, we put together a written net estimate based on recent sales and the work you pick. It is an estimate, not a promise, and we revise it with you as real offers arrive.

Age of the major systems
Roof, heating and cooling, plumbing and electrical carry the most weight with buyers and inspectors. Long, hot Central Valley summers are hard on roofs and AC units, so their age often comes up in negotiations.
Which fixes you choose
Fresh paint, working fixtures and a cleared-out garage usually return more than they cost. Big replacements often do not, and we will tell you which side of that line each item falls on.
Recent nearby sales
Buyers and their lenders compare the house to similar ones that sold recently. We use those sales, adjusted for size, lot and condition, to suggest a price that draws offers.
Timing and the market
Spring usually brings more buyers than late fall. Interest rates also change what buyers can afford from one month to the next.
Estate or court steps
A probate sale may need court approval, and a divorce sale may follow a court order. These steps can add time, and sometimes costs, that we plan for from the start.
Commission and closing costs
Our commission is agreed in writing ahead of any work. Escrow, title, transfer tax and required reports are laid out in your estimate so you can see each one.

Questions Sellers Ask Us

Should I fix things first, or sell as-is?
It depends on the item. Small fixes that buyers see right away, like leaks, broken fixtures and worn paint, usually pay for themselves. Large replacements like a full roof or new HVAC often cost more than they add to the price. We go through the house with you and tell you which is which.
How do I know what I will actually walk away with?
Ahead of signing anything, we prepare a written estimate showing the likely sale price minus commission, closing costs and the work you choose. As offers come in, we update it so you can compare them by what you keep, not just the headline price.
Can I end our agreement if my plans change?
Yes. Up until the house goes under contract, you can cancel with us. Plans shift for all kinds of reasons, and we would rather earn your trust than hold you to paperwork.
How does selling an inherited house in probate work?
The executor or administrator usually has authority to sell, and depending on how the estate is set up, the court may need to approve the sale. We work alongside the estate's attorney, explain each step to the heirs, and plan around the extra time those steps take. Clearing out belongings is often the hardest part, and we can talk through a plan for that too.
We are getting divorced. Can we sell if we do not agree on much?
Often, yes. Both spouses usually need to sign, so we keep you both informed with the same numbers and the same updates. If a court order sets terms for the sale, we follow it. Our job is to help the sale move, not to take sides.
Do I have to meet with you in person?
No. You are welcome at our office, but most of a sale can be handled by phone and video, including signing documents electronically. That helps heirs and sellers who live out of the area.
What disclosures do California sellers have to give?
California requires sellers to disclose known issues with the property, along with natural hazard and other standard reports. We walk you through each form and explain what needs to be mentioned. Honest disclosure up front prevents trouble later in escrow.
Can you help me buy my next place after I sell?
Yes. Our home buying help covers the search, writing offers and the inspection period. We can also help you line up the timing of both sales so you are not stuck between them.

How a Sale Runs With Us

Most sales follow these five steps. Probate and divorce sales add a few, and we tell you about them on the first call.

  1. 1

    A first phone call

Tell us about the house, your timing and anything that worries you. We answer your questions and explain what the next few weeks could look like.

  2. 2

A look at the house together

We go over the house by video or from your photos, or you can bring details to our office. We note what buyers will notice first and what an inspector is likely to flag.

  3. 3

    A fix-or-skip plan

You get a short written list: what we suggest fixing, what to leave alone and why. You decide. Some sellers do every item, others do none and price for it.

  4. 4

    Pricing and marketing

We set an asking price from recent sales, write the description, arrange photos and put the house in front of buyers and their agents.

  5. 5

    Offers through closing

We compare offers side by side, including terms that matter more than price. Then we guide you through inspections, repair requests, appraisal and escrow until the keys change hands.
